How Often Should Commercial Air Conditioning Be Serviced in Queensland?

Mechanical · Commercial Air Conditioning · Service Intervals

Most commercial air conditioning in Queensland needs filters and condensate drains serviced quarterly, and a full service with coil cleaning and refrigerant checks every six to twelve months. Coastal sites on the Gold Coast and around Moreton Bay usually need one interval shorter, and every Queensland site benefits from a pre summer check in September or October. Indigi Power and Cooling services commercial systems across Brisbane, Ipswich and the Gold Coast with ARC licensed technicians.

Commercial air conditioning rarely fails all at once. It loses capacity gradually through loaded filters, fouled coils and slow refrigerant leaks, and nobody notices until the first hot week of summer when the system can no longer hold temperature. Service intervals exist to stop that slow drift.

Recommended service intervals

Table: Typical commercial air conditioning service intervals in South East Queensland
Task Typical interval Why
Filter clean or replacement Quarterly Loaded filters cut airflow and push up energy use
Condensate tray, pump and drain clean Quarterly The most common cause of water damage
Full service and coil clean 6 to 12 months Protects heat rejection capacity and the compressor
Refrigerant performance check 6 to 12 months Undercharged systems still cool, just badly and expensively
Electrical component testing Annually Contactors and capacitors wear out predictably
Coastal and high salt sites Shorten by one interval Salt air corrodes condenser coils faster
Pre summer check September or October Find capacity problems before January does

Air handling units and cooling water systems also carry microbial control obligations under AS/NZS 3666, which should be built into the same program.

Commercial air conditioning service checklist

  • Clean or replace filters and check the full airflow path
  • Inspect and clean evaporator and condenser coils
  • Check fan motors and bearings for noise, vibration and current draw
  • Measure suction and discharge pressures, superheat and subcooling, and leak check
  • Test contactors, capacitors and electrical terminations
  • Verify thermostats and controls against actual room conditions
  • Clear condensate trays, pumps and drains
  • Provide a written report with the actual readings

Why systems struggle in summer but seem fine in winter

A fouled condenser, a loaded filter and a slightly low refrigerant charge each remove a few per cent of capacity. On a mild day the system still holds setpoint, so nothing looks wrong. When ambient temperatures climb in January there is no margin left, and the call out comes at the busiest and most expensive time of year. The fault was there in July; summer just made it visible.

Our commercial air conditioning maintenance covers packaged units, VRV and VRF, split, ducted and fan coil systems, and sits alongside our precision cooling maintenance so a site with both office air conditioning and a server room needs only one mechanical contractor.

Where we work

Frequently asked questions

How often should commercial air conditioning be serviced?

Filters and condensate drains should be serviced quarterly, and a full service with coil cleaning and refrigerant checks carried out every six to twelve months depending on the equipment and environment. Coastal sites usually need one interval shorter, and a pre summer check in September or October is recommended for Queensland sites.

What is included in a commercial air conditioning service?

A full service covers filters, evaporator and condenser coils, fan motors and bearings, refrigerant pressures with superheat, subcooling and leak checks, electrical components such as contactors and capacitors, controls and thermostats, and condensate trays, pumps and drains, followed by a written report with readings.

Do you need a licence to service commercial air conditioning?

Yes. Any work on the refrigerant circuit must be carried out by a technician holding ARC refrigerant handling authorisation under a licensed business, and electrical work on the system needs an electrical licence. A contractor holding both can cover the mechanical and electrical sides in one visit.

Can one contractor service both office air conditioning and a server room?

Yes. Indigi Power and Cooling maintains comfort air conditioning and precision CRAC cooling for server rooms, comms rooms and switchrooms under one agreement and one report.
