Air conditioning rarely fails outright. It loses capacity quietly, and the complaints start on the first hot day.

Direct answer

Commercial air conditioning maintenance is the scheduled servicing of a building's cooling and ventilation systems, covering filters, coils, refrigerant circuit performance, electrical components, controls and condensate, so capacity and efficiency are held rather than allowed to drift.

Indigi Power and Cooling services packaged units, VRV and VRF systems, split systems, ducted systems and ventilation across Brisbane, Ipswich and the Gold Coast, using ARC licensed refrigeration technicians. Part of our combined electrical and HVAC maintenance offer. Call 1800 046 344.

What is included

What a commercialair conditioning service covers

Filters cleaned or replaced, and the airflow path checked rather than assumed. Evaporator and condenser coils inspected and cleaned, because a fouled condenser is the single most common reason a system stops holding setpoint in February. Fan motors and bearings checked for noise, vibration and current draw.

Refrigerant circuit performance measured properly: suction and discharge pressures, superheat and subcooling, and a leak check. Measured, not estimated. A system that is slightly undercharged still cools, just badly and expensively, and the only way to know is to put gauges on it and do the arithmetic.

Electrical components tested, including contactors, capacitors and terminations. Controls and thermostats verified against actual room conditions. Condensate trays, pumps and drains cleared, which is the most common cause of water damage complaints. Then a written report with readings, not a sticker on the unit.

Why intervals matter

What happens betweenservices

Performance loss is gradual and almost invisible from inside the building. A loaded filter restricts airflow, which drops capacity and pushes up energy consumption. A fouled condenser coil raises head pressure, which cuts efficiency and shortens compressor life. A small refrigerant leak takes months to become noticeable and years to become a failure.

In South East Queensland the margin matters more than most places. A system coasting at eighty per cent capacity is invisible in July and completely exposed in the first serious January heat, which is exactly when getting a technician on site is hardest and most expensive.

On the coast it is worse. Salt air attacks condenser coils and outdoor units at the Gold Coast and bayside sites considerably faster than inland, which is why we shorten intervals for coastal plant rather than applying one schedule across a portfolio.

Systems

What we serviceand what we do not

Packaged rooftop units, VRV and VRF systems, wall and cassette split systems, ducted systems, fan coil units, air handling units and mechanical ventilation. Across offices, retail, warehouses, health facilities, aged care, education and light industrial sites.

We also maintain precision cooling, which most commercial HVAC contractors do not. CRAC and CRAH units in data centres, server rooms, comms rooms and switchrooms are our original specialty, so a site with both a comfort system and a server room does not need two mechanical contractors.

What we do not pretend to be is a domestic split system business. Our scope is commercial and industrial, and if your job is a house we will say so and point you elsewhere rather than sending someone and charging a commercial rate for it.

Frequency

How often each partneeds attention

Service intervals are driven by the equipment, the environment and how hard the system works. These are the intervals we build most South East Queensland programs around, confirmed per site during the survey.

Typical commercial air conditioning maintenance intervals
Task Typical interval Why
Filter clean or replacement Quarterly Airflow and energy consumption degrade quickly once filters load up
Full service and coil clean 6 months to annual Heat rejection capacity and refrigerant circuit integrity
Refrigerant performance check 6 months to annual Leaks are gradual; undercharged systems cool badly and expensively
Condensate tray, pump and drain clean Quarterly Most common cause of water damage and the easiest to prevent
Electrical component testing Annual Contactors and capacitors are consumable and fail predictably
Coastal and high salt sites Shorten by one interval Salt air attacks condenser coils and outdoor units considerably faster
Pre summer check, all QLD sites September or October Capacity problems are found in spring or discovered in January

Coverage

Where we workSouth East Queensland

Commercial air conditioning maintenance is delivered across the South East Queensland corridor from our Tingalpa head office.

Brisbane and inner suburbs

Brisbane CBD, Fortitude Valley, Newstead, Woolloongabba, Milton, Tingalpa, Murarrie, Eagle Farm, Northgate, Port of Brisbane

Our Tingalpa workshop sits inside the Australia TradeCoast corridor, so most of the eastern and southern industrial belt is a short run.

Ipswich and the Western Corridor

Ipswich CBD, Booval, Bundamba, Redbank, Goodna, Springfield, Swanbank, Amberley, Rosewood, Willowbank

Manufacturing, logistics and defence support. Growing fast and thinly served by specialist maintenance contractors.

Gold Coast and Yatala

Southport, Bundall, Robina, Varsity Lakes, Burleigh, Nerang, Molendinar, Yatala, Ormeau, Coomera

Salt air and humidity shorten service intervals on coastal plant, particularly condenser coils and outdoor switchgear.

Logan, Redlands and Bayside

Logan Central, Meadowbrook, Crestmead, Slacks Creek, Berrinba, Capalaba, Cleveland, Wynnum, Manly

Warehousing, cold storage and aged care. Sits between our Brisbane and Gold Coast runs, which keeps scheduled visits efficient.

Moreton Bay and Sunshine Coast

North Lakes, Brendale, Strathpine, Caboolture, Narangba, Caloundra, Maroochydore, Kawana, Noosa

Run on a scheduled route rather than ad hoc, which keeps travel out of the price. Best suited to quarterly or six monthly cycles.

Toowoomba and the Darling Downs

Toowoomba CBD, Wilsonton, Torrington, Charlton, Oakey, Dalby, Warwick, Gatton

Agricultural processing, transport depots and regional health. Combining trades on one visit is what makes the travel work.

Questions

Commercial air conditioning maintenancefrequently asked

How often should commercial air conditioning be serviced?

Quarterly for filters and condensate, and a full service with coil cleaning every six to twelve months depending on the equipment and environment. Coastal sites on the Gold Coast and around Moreton Bay usually justify shortening by one interval because salt air attacks condenser coils faster. A pre summer check in September or October is worth scheduling separately for any Queensland site.

What is included in a commercial air conditioning service?

Filter cleaning or replacement, evaporator and condenser coil inspection and cleaning, fan motor and bearing checks, refrigerant circuit performance measurement including superheat, subcooling and a leak check, electrical component testing of contactors, capacitors and terminations, controls and thermostat verification, and condensate tray, pump and drain clearing. The visit produces a written report with actual readings.

Why does my air conditioning struggle in summer but seem fine the rest of the year?

Almost always lost capacity rather than a fault. A fouled condenser coil, a loaded filter or a slightly low refrigerant charge each reduce capacity by a few per cent. The system still holds setpoint on a mild day, so nothing seems wrong, but it has no margin left when ambient temperature climbs. The problem was there in July; January is just when it became visible.

Do you need to be licensed to service commercial air conditioning?

Any work involving refrigerant must be carried out by a technician holding ARC refrigerant handling authorisation, and the business must hold the corresponding licence. Electrical work on the system requires electrical licensing as well. Indigi Power and Cooling holds both, which means one attendance covers the mechanical and electrical sides rather than requiring two contractors.

Can you maintain both our office air conditioning and our server room?

Yes, and that combination is our strength rather than an add on. Precision cooling for server rooms, comms rooms and switchrooms is our original specialty, and comfort air conditioning sits alongside it. One contractor, one agreement, one report covering both.

Do you service VRV and VRF systems?

Yes. VRV and VRF systems are common across commercial sites in South East Queensland and are a core part of our mechanical work, along with packaged rooftop units, split systems, ducted systems, fan coil units and air handling units.
