Service / Planned Preventative Maintenance
Commercial and Industrial Electrical and HVAC MaintenanceBrisbane, Ipswich and the Gold Coast
Commercial buildings / Industrial sites / Critical facilities
Most sites run three or four separate contractors across electrical, air conditioning, testing and critical power. Every one of them is a separate call, a separate report and a separate invoice, and none of them owns the whole picture.

Commercial and industrial electrical and HVAC maintenance is a scheduled program of inspection, testing and servicing that keeps a site's electrical systems and air conditioning operating safely, efficiently and within compliance, rather than waiting for them to fail.
Indigi Power and Cooling delivers both trades in house across Brisbane, Ipswich and the Gold Coast, covering commercial electrical maintenance, switchboard servicing and thermal imaging, test and tag to AS/NZS 3760, emergency and exit lighting to AS 2293, and air conditioning and precision cooling maintenance, under one maintenance agreement. The problem
Four contractorsone building
The electrician does not know the air conditioning is short cycling. The air conditioning contractor does not know the distribution board feeding it is running hot. The test and tag technician visits twice a year and never speaks to either of them.
Splitting a site across separate trades is how maintenance gaps form. Faults that sit on the boundary between two contractors are the ones that go unreported for years, because each party reasonably considers them someone else's scope. The building owner only finds out when something stops.
Consolidating electrical and mechanical maintenance under one contractor closes that gap. One asset register, one reporting format, one escalation path, and one party accountable for the condition of the site. It also removes a significant amount of coordination work from the facilities team, which is usually the reason the conversation starts in the first place.
Indigi Power and Cooling is an Indigenous and Veteran owned critical infrastructure service provider, Supply Nation and ICN Gateway registered. We came to commercial maintenance from the demanding end of the market, maintaining uninterruptible power supplies and precision cooling in data centres and hospitals where an unplanned outage is measured in minutes and dollars. We apply the same discipline to commercial buildings and industrial sites.
Definition
What does electrical maintenanceactually include?
Electrical maintenance covers the scheduled inspection, testing, cleaning, tightening and repair of a site's electrical infrastructure, together with the statutory testing required to keep that site compliant.
In a commercial or industrial setting that means switchboards and distribution boards, submains and final subcircuits, lighting and emergency lighting, power outlets and fixed appliances, motor control centres and variable speed drives, residual current devices, and the portable equipment people plug in day to day. It covers both the condition of the installation and the records proving that condition was verified.
There are three recognised approaches, and a well built program uses all three rather than choosing one.
Preventative maintenance
Work carried out on a fixed schedule regardless of whether a fault is present. Filter changes, coil cleans, thermographic scans of switchboards, torque checks on terminations, RCD operating time tests and emergency lighting discharge tests all sit here. It is the cheapest category of work and the one that prevents the other two.
Corrective maintenance
Repair of a fault that has already occurred or been identified. Corrective work is unavoidable, but the volume of it is a direct measure of how well the preventative program is working. A site that generates constant reactive callouts is usually a site with no real maintenance plan.
Condition based maintenance
Work triggered by measured evidence of deterioration rather than by the calendar. Infrared thermography on a switchboard, insulation resistance trending, vibration analysis on fans and motors, and refrigerant pressure logging all produce data that says when an asset needs attention. This is where a maintenance program stops being a cost and starts forecasting capital expenditure.

Maintenance serviceswe deliver
Each service below can be bought on its own or combined into a single scheduled program. Most sites start with one compliance obligation and consolidate from there.
Frequency
How often each assetneeds attention
Service intervals are driven by the relevant Australian Standard, the operating environment and the consequence of failure. The table below shows the intervals we build most South East Queensland maintenance programs around. We confirm the correct interval for each asset during the site survey, because the standards set intervals by environment rather than by building type.
| Asset | Typical interval | Driver |
|---|---|---|
| Main switchboard thermal imaging | Annual | Insurer requirement on most commercial policies; more frequent for high load or critical boards |
| Distribution board inspection and torque check | Annual to 2 yearly | Thermal cycling loosens terminations over time, which is the most common cause of board failure |
| Portable equipment test and tag | 3 months to 5 years | AS/NZS 3760 sets the interval by environment, from 3 months on construction sites to 5 years in low risk offices |
| RCD push button test | 6 months | Workplace electrical safety obligations in Queensland |
| RCD operating time test | Annual | Verifies the device actually trips within the required time, which the push button test does not |
| Emergency and exit lighting inspection | 6 months | AS 2293.2 routine service |
| Emergency lighting 90 minute discharge test | Annual | AS 2293.2; proves the batteries will actually hold for the required duration |
| Air conditioning filter service | Quarterly | Airflow and energy consumption degrade quickly once filters load up |
| Air conditioning full service and coil clean | 6 months to annual | Heat rejection capacity, refrigerant circuit integrity and condensate management |
| Air handling and ventilation systems | Per AS/NZS 3666 | Microbial control obligations for air handling and water systems in buildings |
| UPS and critical power | 6 months to annual | Battery condition is the dominant failure mode and degrades on a predictable curve |
How it works
From site surveyto forecast
Build the asset register
We attend site and record what is actually installed: switchboards and their ratings, air conditioning units with make, model and capacity, emergency lighting points, portable equipment counts, and any critical power equipment. Most sites have no accurate register, and a surprising number have boards nobody can locate the keys for. This visit is where the real scope becomes clear.
Agree the program and the price
We set the service interval for each asset class against the relevant standard and the consequence of that asset failing, then price the program as a fixed annual figure with the visit schedule laid out. You see what is covered, what is excluded, and what a callout outside the program costs, before you sign anything.
Maintain and report
Scheduled visits are completed against a documented checklist for each asset. You receive a written report with photographs, test results, compliance certification where applicable, and a clear separation between items rectified on the day and items requiring a quote. Defects are rated so you can tell the difference between a safety issue and a housekeeping note.
Forecast the capital spend
After the first full cycle the service history starts telling you which assets are approaching replacement and roughly when. That turns an unpredictable reactive budget into a capital plan you can take to a board. For most clients this becomes the most valuable part of the arrangement.
Why Indigi
A different kindof maintenance contractor
Most commercial maintenance contractors started in domestic work and grew upward. We started at the top of the reliability pyramid, maintaining equipment where failure is measured in lost revenue per minute, and extended into the rest of the building. That order matters, because the habits are hard to acquire in reverse: written test results, torque values recorded, batteries trended rather than guessed at, and a service report a facilities manager can hand to an auditor without editing it first.
The ownership structure matters too, and not only as a values statement. The Queensland Procurement Policy 2026 commits the state to sourcing at least 3 per cent of procurement by value from Aboriginal and Torres Strait Islander businesses, and names building, construction and maintenance as a procurement focus area. The Commonwealth First Nations procurement target sits at 3 per cent and rises incrementally. For government agencies, head contractors and facilities management firms carrying Indigenous participation commitments, engaging Indigi for electrical and mechanical maintenance contributes directly to those targets.

Questions
Commercial and industrial maintenancefrequently asked
What does electrical maintenance include?
Electrical maintenance includes scheduled inspection and testing of switchboards and distribution boards, thermographic scanning to find loose or overloaded connections, torque checking of terminations, residual current device testing, emergency and exit lighting testing, lighting and power circuit repairs, and in service testing of portable equipment. On industrial sites it also covers motor control centres, variable speed drives and three phase plant connections. A complete program covers both the physical condition of the installation and the documentation proving compliance.
What are the three main types of electrical maintenance?
Preventative maintenance is carried out on a fixed schedule regardless of condition. Corrective maintenance repairs faults that have already occurred. Condition based maintenance is triggered by measured evidence of deterioration, such as a hot joint found by thermal imaging or a trend in insulation resistance readings. A well designed program uses all three, with preventative and condition based work deliberately reducing the volume of corrective work.
How often does commercial equipment need to be tested and tagged?
AS/NZS 3760 sets the interval by operating environment rather than by industry. Construction and demolition sites are three monthly. Factories, workshops and places of manufacture or fabrication are typically six monthly. Environments where equipment or leads are subject to flexing or abuse are generally twelve monthly. Low risk office environments where equipment is not moved can extend to five years. We confirm the correct interval for each area during the site survey and record it against the asset register.
How often should a switchboard be thermal imaged?
Annually is the standard interval and is what most commercial insurance policies require. Boards carrying high or variable loads, boards in hot or dusty environments, and boards feeding critical equipment are worth scanning six monthly. Thermal imaging is carried out under load with the board energised, so it finds developing faults such as loose terminations, overloaded phases and failing connections before they cause an outage or a fire.
Can one contractor handle both electrical and air conditioning maintenance?
Yes, provided they hold both an electrical contractor licence and ARC refrigerant handling authorisation, and self perform rather than subcontracting one of the trades. Indigi Power and Cooling delivers both in house. The practical benefit is that faults sitting on the boundary between the two trades, such as a distribution board running hot because the air conditioning it feeds is short cycling, get identified and reported by one party instead of falling through the gap between two.
How much does a commercial maintenance contract cost?
Price is driven by asset count, service frequency and site access rather than by floor area. A small commercial tenancy with one switchboard, a handful of split systems and 60 portable items is a very different proposition to a manufacturing facility with a motor control centre and packaged rooftop plant. We price the program as a fixed annual figure after the site survey, with the visit schedule, inclusions and exclusions documented, so there are no variations for work you assumed was covered.
Do you work with facilities management companies and head contractors?
Yes. We work directly with building owners and also as a specialist subcontractor to facilities management firms and head contractors. As an Indigenous and Veteran owned business registered with Supply Nation and ICN Gateway, engaging us contributes to Indigenous participation requirements under the Queensland Procurement Policy 2026 and Commonwealth First Nations procurement targets, which matters on government and tier one contracts.
