Nothing in a commercial electrical installation fails without warning. It just fails without anyone looking.

Direct answer

Commercial electrical maintenance is the scheduled inspection, testing and repair of a building's electrical installation, carried out on a planned interval so that faults are found and fixed before they cause an outage, a fire or a failed audit.

Indigi Power and Cooling provides scheduled commercial electrical maintenance across Brisbane, Ipswich and the Gold Coast, covering switchboards, distribution boards, final subcircuits, lighting, power outlets and residual current devices, with written reports and compliance records after every visit. Part of our combined electrical and HVAC maintenance offer. Call 1800 046 344.

What is included

What a commercial electricalmaintenance visit covers

A scheduled visit is not a walk around with a torch. It follows a documented checklist built for the site, and every item produces a recorded result rather than a tick.

The standard scope covers visual inspection of the main switchboard and all distribution boards, thermographic scanning of boards under load, torque checking of accessible terminations, residual current device push button and operating time testing, inspection of final subcircuits and accessible wiring, lighting and emergency lighting condition, power outlet and fixed appliance checks, and verification that board schedules actually match what is installed.

Anything found is written up and rated, so you can tell the difference between a safety defect that needs attention this week and a labelling job that can wait for the next visit. Minor items are rectified on the day where parts and time allow. Larger items are quoted separately rather than absorbed quietly into the invoice.

Why it matters

What happens to a buildingwith no electrical maintenance

Electrical installations degrade in ways nobody notices from the office. Terminations loosen through thermal cycling as loads rise and fall. Dust and insects accumulate inside boards. Circuits get added over the years without the schedule being updated, so nobody knows what feeds what any more.

None of that announces itself. The first symptom is usually a nuisance trip that gets reset, then a burning smell, then a board failure that takes out half the site on a Monday morning. Loose connections generate heat, heat accelerates insulation breakdown, and the failure point is almost always a joint that would have shown up on a thermal scan a year earlier.

There is a compliance dimension as well. Queensland workplaces carry duties around electrical safety, and most commercial insurance policies expect evidence of periodic inspection. When a claim is assessed or a regulator asks, the question is not whether the building felt safe. It is whether you can produce the records.

How we work

A fixed scopeand a fixed price

We start with a site survey, because pricing commercial electrical maintenance from a floor plan produces a number that is wrong in both directions. We record the boards, their ratings and condition, the circuit count, access constraints, and whether the site can take a shutdown or has to be maintained live.

From that we set the interval and quote a fixed annual figure with the visit schedule written down. The quote states what is included, what is excluded, and what an after hours callout costs, so there are no variations for work you assumed was covered.

Most commercial sites land on an annual full inspection with a six monthly RCD check. Sites with high load density, harsh environments or critical operations usually justify six monthly.

Coverage

Where we workSouth East Queensland

Commercial electrical maintenance is delivered across the South East Queensland corridor from our Tingalpa head office.

Brisbane and inner suburbs

Brisbane CBD, Fortitude Valley, Newstead, Woolloongabba, Milton, Tingalpa, Murarrie, Eagle Farm, Northgate, Port of Brisbane

Our Tingalpa workshop sits inside the Australia TradeCoast corridor, so most of the eastern and southern industrial belt is a short run.

Ipswich and the Western Corridor

Ipswich CBD, Booval, Bundamba, Redbank, Goodna, Springfield, Swanbank, Amberley, Rosewood, Willowbank

Manufacturing, logistics and defence support. Growing fast and thinly served by specialist maintenance contractors.

Gold Coast and Yatala

Southport, Bundall, Robina, Varsity Lakes, Burleigh, Nerang, Molendinar, Yatala, Ormeau, Coomera

Salt air and humidity shorten service intervals on coastal plant, particularly condenser coils and outdoor switchgear.

Logan, Redlands and Bayside

Logan Central, Meadowbrook, Crestmead, Slacks Creek, Berrinba, Capalaba, Cleveland, Wynnum, Manly

Warehousing, cold storage and aged care. Sits between our Brisbane and Gold Coast runs, which keeps scheduled visits efficient.

Moreton Bay and Sunshine Coast

North Lakes, Brendale, Strathpine, Caboolture, Narangba, Caloundra, Maroochydore, Kawana, Noosa

Run on a scheduled route rather than ad hoc, which keeps travel out of the price. Best suited to quarterly or six monthly cycles.

Toowoomba and the Darling Downs

Toowoomba CBD, Wilsonton, Torrington, Charlton, Oakey, Dalby, Warwick, Gatton

Agricultural processing, transport depots and regional health. Combining trades on one visit is what makes the travel work.

Questions

Commercial electrical maintenancefrequently asked

What does commercial electrical maintenance include?

A scheduled commercial electrical maintenance visit covers inspection of the main switchboard and distribution boards, thermographic scanning under load, torque checking of accessible terminations, RCD push button and operating time testing, inspection of final subcircuits and accessible wiring, lighting and emergency lighting condition, power outlet and fixed appliance checks, and verification that board schedules match the installation. Findings are written up, rated by severity, and either rectified on the day or quoted separately.

How often should a commercial building have electrical maintenance?

Annually is the baseline for most commercial buildings, with a six monthly residual current device check. Six monthly full inspections are worth it for sites with high or variable load, dusty or corrosive environments, coastal exposure, or operations where an outage is expensive. The interval should be set per site rather than copied from another building.

Is electrical maintenance a legal requirement in Queensland?

Queensland workplaces carry general duties around electrical safety, and specific obligations apply to residual current device testing at workplaces. There is no single rule that says every building must be inspected on a set date, which is why the practical driver is usually a combination of those duties, insurer requirements and the cost of unplanned failure. We set the program against the obligations that actually apply to your site.

Can you work on a site that cannot be shut down?

Yes. Most commercial maintenance is carried out live or with staged isolations, and a lot of the work, including thermal imaging, has to be done under load to be meaningful. Where a shutdown genuinely is required, such as torque checking inside an energised board, we schedule it out of hours and agree the window in advance.

Do you provide compliance records after each visit?

Yes. Every visit produces a written report with test results, photographs, defects rated by severity, and certification where applicable. It is written to be handed to an auditor, insurer or incoming facilities manager without editing. Asset records are updated so the register stays current rather than ageing out between visits.

Do you do one off electrical work as well as contracts?

Yes, though the value is in the program. We take one off fault finding, repairs and switchboard work across South East Queensland. Most clients start with a single job or a compliance obligation and consolidate onto a scheduled agreement once they have seen a report.
